No sales fog. Just the observations, questions, and trade-offs that deserve a buyer’s attention before a trip, offer, or signature.
One conclusion from the fortnightUseful links with their limits kept visibleOne buyer tool you can use before deciding
What arrives
The useful parts, without a glossy recap.
The point is to make a remote buyer more prepared, not more certain than the evidence allows. Each issue is built for the question in front of you.
1
A conclusion worth keeping
The fortnight’s candid take on a property question, neighborhood reality, or buying trade-off—and what it does and does not establish.
2
Context behind the link
The best supporting walkthroughs, guides, and sources, with the relevant caveat still attached. A listing photo gets enough free optimism.
3
One practical buyer tool
A specific request, checklist, or decision rule to use before you book a flight, make an offer, or treat an answer as evidence.
What to expect
Made for the buyer who cannot see everything in person.
Portugal property decisions are full of missing context: the walk to the building, the stairs, the street at a particular time, the pages absent from a document packet, and the confident explanation that still needs a record behind it.
The Lisbon Buyer Briefing helps you keep those questions visible. It is not a stream of listings and it is not a substitute for your own lawyer, surveyor, engineer, lender, or other independent professional.
Less repetition. We send every other Sunday, not whenever there is something to promote.
Clear boundaries. An observable detail, a sales claim, a professional finding, and an unknown do not get treated as the same thing.
A reader-first list. No ads, no tracking pixels, and no pressure to reply with property-search details.
Subscriber privacy
Your address is for the briefing.
Who is responsible
CitrusNest, part of Atlantic Utility Co., is responsible for the Lisbon Buyer Briefing subscriber list. Questions and privacy requests can be sent to hello@citrusnest.com.
Why we use it
We use your email, signup source, consent record, and delivery status to confirm your request, send the briefing, honor an unsubscribe, and protect the list from abuse. The legal basis for briefing emails is your consent.
Service providers and location
Amazon Web Services provides the database and email-delivery infrastructure. Processing can take place in the United States under AWS data-protection terms. We do not sell the list, share it for advertising, or add tracking pixels.
How long we keep it
Unconfirmed requests expire automatically. An active subscription remains until you unsubscribe or ask us to erase it. We keep the minimum suppression record needed to prevent mail after an unsubscribe, bounce, or complaint.
Your choices
You can withdraw consent from any email. You can also ask to access, correct, erase, restrict, or receive your subscriber data by emailing us. You may raise a concern with Portugal’s data-protection authority, the CNPD.
Notice version
Effective September 7, 2026. We will ask again before using the address for a materially different purpose.
