Services status

Planned CitrusNest Services

CitrusNest is currently an editorial Portugal-property guide, not a real estate agency or broker. Paid buyer and seller help is in development, and no regulated representation engagements are currently being accepted.

The distinction matters. Public reporting can help you ask better questions; it does not turn CitrusNest into the licensed or qualified professional a particular transaction may require.

All paid offerings: in development

Useful buyer information is not the same thing as transaction representation.

Clear separation

What is public now, and what is not available.

Editorial work and paid help have different purposes, responsibilities, and limits. We are keeping the line visible instead of making general information sound like a service engagement.

Editorial work

Available to read.

CitrusNest publishes buyer guides, property-review methodology, neighborhood context, and the Lisbon Buyer Briefing. This is general editorial information for people researching Portugal from abroad. It is not bespoke property search, representation, an inspection, a valuation, or personalized lending advice.

Paid help

In development.

No paid buyer or seller offering is available to book. The possible scopes below are not promises of service, prices, timelines, or availability. CitrusNest is not currently accepting regulated representation engagements.

Possible future scopes

Any paid help has to sit in the right structure.

These offerings are all in development. If one launches, its scope, responsible party, and limits will be stated before anyone is asked to rely on it.

Overseas-buyer search and representation

Any future property search, negotiation, offer support, or buyer representation would be offered only through a compliant structure holding the appropriate AMI licence for Portugal real-estate mediation. CitrusNest does not claim that licence and is not accepting representation engagements now.

Independent engineer inspection coordination

A future coordination option would involve an independent, appropriately qualified engineer for a property inspection. CitrusNest does not inspect, diagnose, certify, or determine the condition of a property. The engineer would set their own scope, findings, terms, and responsibility.

Mortgage-broker introductions

Any introduction would be only to an appropriately registered mortgage broker. That broker—not CitrusNest—would assess options, make lending recommendations, and handle any application. CitrusNest does not recommend mortgage products, assess borrowers, or process applications.

Seller support

Any future seller marketing, listing, or representation work that is regulated would be offered only through a compliant, appropriately licensed structure. CitrusNest does not currently list or represent sellers and is not accepting seller representation engagements.

Boundaries that stay put

A useful introduction is not a substitute for the responsible professional.

For a cross-border purchase, someone needs to own each regulated or technical part of the work. That responsibility should not be blurred by an editorial brand, a casual email, or a handoff.

Nothing on this page is legal, tax, financial, lending, investment, engineering, valuation, inspection, or safety advice.

  1. Representation needs the right licence. A buyer or seller should know which compliant, appropriately licensed structure would actually take responsibility before relying on representation.
  2. Condition needs an independent technical view. A listing photo, short visit, or CitrusNest article cannot diagnose a building issue. Use an independent qualified professional when the answer depends on condition, cause, scope, or safety.
  3. Lending needs the registered broker. Product comparisons, recommendations, eligibility, and applications belong with the appropriately registered mortgage broker, not CitrusNest.
  4. Contracts and records need a lawyer. Use an independent Portugal-based lawyer when an answer depends on property documents, contract terms, rights, title, condominium records, or local legal and tax consequences.

Launch interest

Tell us what would be useful when the structure is ready.

If you would like to register launch interest in a future scope, email us with the part of the Portugal buying or selling process you are trying to understand. This does not reserve a place, create an engagement, promise a response, or promise that a service will launch.
